Home Inspection Process

After initial contact (phone or email) our team will determine the scope of your inspection. We will provide you with a verbal estimate followed by a written agreement. 

At Mill River, our process is thorough and systematic. From the start, we consider factors such as our first meeting, testing the condition of your home, your custom report and many other factors.

(Overview)

An average home inspection will take from 2 to 3 hours depending on the size and condition of the home. Larger homes with many more components will take longer.

 

We pride ourselves in taking the time to uncover issues that would be considered unsafe or in disrepair. Our priority is to ensure that our clients are completely informed about the state of their home.

Exterior Inspection 

Mill River starts by examining the exterior of the home. We will walk the roof (weather permitting) and check the roof shingles, chimney, vents, gutters, flashing and skylights. In addition, we will also inspect the siding, trim, eaves, windows and doors, patio and porches and other systems associated with the outside of the home.

 

We will look at any vegetation that may be interfering with electrical or making contact with the home. The pitch of the land, surface drainage, retaining walls, walkways, and driveways will also be a part of the process. 

Inspection: Structural 

After a full review of the exterior, we will go into the house and inspect for structural integrity. This will include walls, ceilings, and floors. We will go into crawl spaces and look at the foundation and attic to make sure everything is in order. We will check for water intrusion and conduct a visual inspection for the presence of termites and wood destroying insects.

Interior Inspection

Utilities Inspection

While inside the home we will check all doors, windows, closets, cabinets, counters, stairs, railings, attic access, electrical components, plumbing, bathroom, insulation, ventilation, fireplaces, chimneys and other sections of the home.

We will also go down into the basement to inspect heating and cooling systems. Here we will help you understand what system is being utilized and how it should be operated and maintained such as cleaning and changing filters. The hot water tank will also be inspected for condition, function and safety.

 

Mill River Home Inspections will also have the serial numbers of all of your appliances sent to ReCall Chek where they will notify you if your appliances have had any recalls. 

Report

Feedback

After home has been inspected, you will receive a full report with descriptions, ratings, and pictures. The pictures will have arrows and circles highlighting the subject being discussed. You should receive your report within 24 to 48 hours depending on the size and number of tests.
